	Home Owned By David & Ann Clark Villa Nova. Luxury New 4 bed/3 bath Villa, with pool, in Conservation area                Our beautiful Mediterranean style Villa is on the New Lake Wilson Preserve location in Davenport adjacent to the upmarket area of Reunion and 1 mile from Champions Gate. It is in a quiet location, extended deck and pool area having the sun until late afternoon, and backing on to conservation land with all the trees, birds etc that one would expect in the tropics. We even have a friendly racoon! All the main rooms plus the lanai have fans, as well as air conditioning/heating. The bedrooms are carpeted and the other areas are tiled, with rugs. The villa is buggy and wheelchair friendly [there is an old buggy for guest use in the garage] but there is a step into the shower area. This is a very roomy villa, with 2 master en-suite bedrooms on opposite corners to the rear of the house. They overlook the pool area, both have TV [DVD and telephone in 1], and two twin bedrooms to the side and front which share a bathroom, the front one having direct access plus a TV point. There is a childs crib and a high chair available from our management company and we have a crib bedding bumdle in the house. There are 2*2 seater couches and 1*3 seater sofa bed [bedding bale in house] in the lounge area as well as several occasional tables with lamps. Also multi channel digital cable TV, wifi internet facilty and digital telephone giving free calls within the US and Canada. There is a table and 6 chairs in the dining area with a further table and 4 chairs in the kitchen nook. There are two stools to the breakfast bar. The villa is fully equipped for 10, all you need to bring are your personal effects. There are only 4 pool towels, but all other linens are provided. The pool area, decked and enclosed by a fly screen to the full width of the house, has full sun until late afternoon, and is equipped with 4 cushioned sun loungers and 2 sun chairs. There are also 4 chairs with pads plus a table in the lanai. The pool can be heated [at cost]. There is an alarm on the access door to the pool area so you are aware of any guest/child opening this door. This is Florida law. There are full laundry facilities in the garage off the kitchen as well as a large gas bar b q with tools, which must NOT be used within the cage but on the concrete/grassed areas outside either the cage or the garage.

ATTRACTIONS / ACTIVITIES
There are local shops at Champions Gate a mile away and a CVS, pizza hut and flower shop on the doorstep which stock immediate needs, other stores are in the process of being built. We are only 10 minutes from Disney, the 192 and all the shopping, restaurants and shows of the Kissimme area and Celebration. The airports of Orlando and Sanford are 30 mins and 1 hour distant, both using the Florida Greenway toll road onto the I4 west, exit 58. Orlando Malls, Sea World, Universal and other attractions approx 20 - 30 minutes NE. We are half way between the Gulf and Space coasts, approx. 1 hour drive.
